The Loan Summary Sheet
Used to describe all the pertinent data about the Loan Request, including information about the project and the Borrower.  This is also used for Income Producing Real Estate Projects. 
All of the information on the “Loan Summary Sheet” that pertains to the Project itself is information that you will find in the appraisal of the project.
 
Financial Statement
A Current  “ Financial Statement “ is an ABSOLUTE MUST  in every loan application.  It reveals details of the Borrower’s Assets, Liabilities & Net Worth.  Everything a person owns is Assets and should be included in the statement.
Examples of Assets are: 

  • Cash
  • Stocks
  • Bonds
  • Real Estate Holdings
  • House Hold Goods
  • Jewelry
  • Vehicles
  • Any Receivables such as Contracts, Notes, etc.

 
Everything a person owes against the Assets that He/She owns are Liabilities and should be included in the statement.  The Difference then is His/Her Net Worth.  Lenders prefer to have a Financial Statement that has been prepared by an Accountant.
 
Profit & Loss Statement
If your Loan Request is for an Income Producing Project (such as an apartment, shopping Center or office building), you will also need a “Profit & Loss Statement”.  This will show the actual income total expenses & net operating profit of the project at the end of the year.
 
Tax Returns
Most of our Lenders will require the last 2 years Tax Returns with each Loan Proposal.  The Tax Returns will enable the Lender to verify income & expenses of the Borrower.
Lenders want to see the Complete return, including all Schedules submitted to the IRS. 
If the Borrowing entity is a Partnership or Corporation,
You will also have to submit the last 2 years Corporate Tax Returns.
A full set of Tax Returns that is easily legible is very important in each of your Loan Submissions.
 
Resume
A Resume is an important part of your application package since it describes the back ground of the Borrower Requesting the Loan.  It would certainly be advantageous in getting a
Commitment if He/She shows that He/She has experience in operating the
Business that the Loan is requested for.  A good Resume should be neatly typed and include Borrower’s education, Background, a list of References and Personal Information.
 
QUALIFICATION:

10% Down Payment With At Least 10% Collateral.

A Cash advance provides small business owners with the ability to raise needed capital. Advancing Cash by purchasing a pre-determined amount of the business's sales volume sold through your credit cards merchant account and now the bank statement volume may be considered as well and possibly structured as a loan for those who qualify.

How long will I have to wait to find out if I have been
approved for a Cash advance?
Pre-approval is usually obtained within 24-48 hours. Funding can take 7 - 10 days and up to 2 weeks depending on the amount of the transaction and the time it takes to get the necessary documents required to fund.

How much can I qualify for?
The average Cash card volume will qualify you for $4,000 to $2,000,000.

How do you determine the size of the Cash advance I can qualify for?
The amount of receipts purchased is determined by average credit card volume over a 3 - 12 month period.  We encourage you to provide documentation, (bank statements) that support total sales volume in order to be approved for the highest amount possible.

You can now qualify for an advance based on bank statement volume only.  With a minimum of $12,000 - $15,000 in deposits monthly.

How do I repay my Cash advance?
A small percentage will be collected of each credit card transaction through our processing bank (OR THROUGH JUST THE BANK ACCOUNT if you don't have credit cards). There is a minimum payback term of 30-days but you can make monthly payments of up to 18 months if you need a longer term.

• Will I receive the same low rates as my existing credit card processing account?
Yes, typically current processing rates will be matched.  If you don't have a merchant/credit card processing account this doesn't apply.

Loan Types
 
Acquisition  An acquisition loan is used to acquire property using the loan proceeds. 
 
Acquisition & Development    Loans to both acquire and develop real property to an improved state.  Voucher control is normally set up to disperse loan proceeds with interest only paid on funds distributed.  Loan to value is determined by the estimated improved value.
 
Asset Based   Loans for any purpose whereby collateral is put up for security.
 
Bankruptcy and Foreclosures    Financing on real property assets until institutional financing is available or sale of asset.
 
Bridge    A Bridge Loan is a loan that is used for a short duration of time until permanent financing is put in place.  Bridge loans are a perfect solution to a timely acquisition or business opportunity because they allow a purchaser or investor to act quickly.  These loans can be used for acquisition, buy-outs, foreclosures, cash out and construction purposes.  
 
Construction    A Construction Loan is a loan used to construct a building or other improvements of real property, with the land and improvements as collateral for the loan.  Construction reserve accounts are generally maintained to disburse the money as the construction progresses. Up to 100% cost of construction available depending on the improved value. 
 
Debt Consolidation    A debt consolidation loan can offer a lower monthly payment by consolidating outstanding debts into one single loan. If the average interest rate on various accounts is high, a debt consolidation loan at a low interest rate can save money. Even without a change in interest rates a simple single monthly payment may be reason enough to consider this option.
